Usually it's the owner's responsibility to install them and the resident to maintain, we also have the hard wire issue that is the best way to go and the insurance folks like that as well as the fire dept.You should knock on the door and put the first set of batteries in anyway, then you know it's done....probably will last longer than your lease.

I am the landlord.The yearly rental contract expires on May and having an attractive backyard on May it could increase the chance of having better tenant.Current tenant rented the house last May, at those time the shrubs were already overgrown so it could be unfair to request him to cut the shrubs.So, I could make an heavy trimming now (winter) and request tenant to maintain the shrubs in a good shape.

2nd, if you bought (before the burst) in 2005 for $150k (and still owe $140k), unless you're in an unusual area that has not been hammered by the economy, you're probably upside down and can't sell for what you owe.3rd, with no skin in the game, as you say, you soon will, with your unpaid time to maintain and manage, and the negative cash flow.Do you (and I know this is reaching), have any significant other income that you can shelter with the tax loss on this property?

She received monthly payments for years, but they eventually stopped a few years ago.Her husband died 6 years ago, and the house is too large for her to maintain by herself (keep clean, cut the grass, utility bills, etc.).
