Also curious if people are still listing a lower limit for credit score and whether that is legal and advisable as well.

If it's 739 and lower, then it's 10% down.  

If 80% doesn't work out right away, think about going for a lower LTV, like 70% or 75%.

But, as a whole/portfolio, I was doing fine / better (because of the refi to lower rates) and it was cheaper since I only had to get 2 loans instead of 3.So, it sounds like you are doing something similar. 

Questions:Is it 1" lower at the exterior stem wall, or at the interior? 

However, modern appraisal practices require that these spaces with low ceiling height be valued LOWER similar to how a finished basement is valued.

The more energy efficient the shell is, the lower the cost of energy, which is highly marketable. 

Maybe negotiate with the family for a lower price that covers you in case you need to list it later for sale. 

I've heard great things about the cash flow and the lower home prices are extremely appealing.
