Basically you set up the deal, then add in what you would like from the deal (or subtract it is probably the better term)I'd say don't go crazy, leave alot of equity for the end buyer.

It's about 4 1/2 years old with a major "dressing up" done less than a year ago, granite, S/S appliances, etc, etc.We got it for just under $100/ft and they're leaving us a HUGE refrigerator.

I left my 9-5er (not wholly by choice though...the company didn't really leave me a choice due to a buyout which would have dramatically and negatively changed my employment, and I just happened to be working on my first flipper at that time) and I was ok...AT THAT TIME.
