If you're considering buying another property in couple of years, cash flow is going to be tough with higher interest rates and higher prices anywhere and in my opinion focusing on cash flow will lead to some bad deals (I can attest to this along with many other California investors who buy in inexpensive out of state markets).

I was hoping to cash out refi and pull out 160k but it seems that can't happen in the first six months. you can pull what you paid for it and that's it.To answer your question, we have been cold calling homeowners and knocking on doors to find deals. we also signed up with a lead generator as well.

We are averaging 25% profits on every deal and some deals yielded us 100% returns at the peak of the market allowing us to double our cash flow in a short period of time.
