I have a worthless associates degree in business admin, although I attended college later in life so it wasn’t a booze fest and I actually retained the bulk of what I learned. 

Filing an action in bankruptcy court can cost you $1,000 of attorney fees and the motions are set to a calendar for a month or two later.

Of course trash service did eventually come to pick it up a few days later but meanwhile some neighbor complained about trash being out on a non-trash day so they issued a citation to the building owner (me).  

Tenant vaguely mentioned some mild condesation in cold corners of walls, but didnt ask for repairs or mention it again later.

Any updates on this cost now 10 months later from the last reply? 

Actually, they dont even care once your original loan is approved and you are making all the payments. if you dont like an addendum, and you really want to buy this, pay the higher interest rate and refinance later. 

If you buy a property, make it have a positive income stream you can probably sell it relatively fast and move your investable cash into a larger complex later.

Of course the three-handle valve bodies keep on degrading, and sooner or later, replacing parts just won't do the trick.

@Nicholas Aiola thanks that kind of goes along with the reading I've done saying LLC is great once you need it, but in the beginning if this property is all I'm invested in, it wouldn't be worth the trouble, until later when I have more equity and other investments.

Later, I found out that it was sold through a wholesaler who asked the listing agent to expire the original listing.
