My 2nd and 3rd investments were large properties on Ocean Blvd that I bought using 1031 monies for STR under great local management.  

We have a large health complex here - Cleveland Clinic (largest employer in Cuyahoga County/North East Ohio), University Hospitals, MetroHealth Hospitals, etc. 

I believe a good listing agent will be able to sell my real estate for a value that is at least 2.5% more than I can (and frees up time for me to focus on what I excel at).

However, I have seen a lack of reliability on general contractors due to a large volume of work to be done in the Lehigh and Northampton County.

In addition, Scottsdale has a limit of only 6 adults per house, no matter how large it is.These restrictions have nothing to do with red/blue states, they are the result of NIMBYs, who are all over.  

We just installed a large culvert for $20,000; they can add up.  

But as an out of state investor, I couldn't do AirBNB if it requires me to hand out key codes and to constantly gauge pricing and updating the web site etc. 

Your choice: Listen to the agent selling it to you and reaping the potentially large comission or listen to someone who knows the tricks and secrets and then go buy it from whomever you want.

(but you need to do it right).I've had excellent luck with this.
