I'm not sure why but for me when it rains it seems to pour with maintenance where I'll go a while all quiet and good then BAM 2-3 issues at different properties at the same time.

You might also want to check with a lawyer abut legal consequences which can be differnt than tax consequences If you have a judgement for foreclosure but have not yet recorded your deed you may have an option to assign the judgment to your LLC.

I dont want to rain on your parade but you've gotta hit the street and learn whats going on in the grass roots rental markets you are interested in, and find a lender with the right experience as well as a broker who knows the current insane investing facts, which include cash flow is extremely difficult to achieve and slime ball tenants are just waiting for a newbie like you so they can move in to your place and quit paying rent.

Definitely boot them if you asked: do you have any previous evictions.I just spent 4 hours in a class last week - a new rule in my state is that the tenant can prevent the evictions judgement being reported (lame I know)

(Please no "should have" judgement - we owned the place for a month with the AC working perfectly leading up to tenants coming in, and we had a formal inspection as part of the purchase process, of course.
