@John Clark Plenty of 30 year fixed options from the private side. the rates and closing cost will be higher than conventical but the closing times will be much shorter.

You don't want to get a permit violation near the end and they make you undo some of your work so they can inspect it.The last piece of advice I would have is to make sure you have plenty of reserves.

Then send a good handyman through the unit to develop your own list...I'd bet there are plenty of unnecessary items on her list....Look at the existing lease and see what your responsibilities are, then draw up your own contract with them.Frankly I would be turned off if a tenant came up with a list of 'demands' to a new owner....
