I asked because I’m currently purchasing a home in the south jersey area but I wanted to get started on a investment property next year nearby I’m only 45 mins from Philly that’s why I group them together but I would love to pick your brain on the Philadelphia market.What areas do you see a rise happening as far as being built up and looks like it could be a good area to invest?

I do understand the concern if you believe in Climate change given the belief the the oceans will rise.

It seems that most apartment complexes and high rises forbid them.

But, in a high interest rate environment, and depending on the assumptions you make for appreciation and rent inflation, leverage can actually depress your ROI. 

As much as I hate seeing inflation killing cash in the bank, I prefer to be more diligent on placing capital and taking bigger equity stakes on the deals I really like. 

I have a little over 100k in equity id like to pull to invest from my primary residence, make roughly 60-70k self employed for last 3 years, with very little debt other than my mortgage and a slowly rising credit score 650-700 ish over the last year really stared moving up.

We're located near Fort Bragg, biggest military base in the world and the growth of the Fayetteville, NC is on the rise.

Any limited partner should ask to see a sensitivity table on interest rate risk and how deals perform as rates rise.
