Hi,I wanted to see if anyone can review the deal that I just got under agreement and give me some advice and thoughts on it.28 units25 currently rented1 master lease space for laundry room fit outAsking price was 1.6Under agreement for 1.5 with seller holding 100K interst only for 4 yrs. at prime +1 (8.25%)50K downRecent comps in the area support the 1.6 million, however I was told that appraisers will often use the agreement price for the appraisal number instead of the supporting comp numbers.

However, to be frank and honest with you, I'm not exactly sure why the IRRs tend to peak in years 8-10, I just know that they do, and I trust that all money factors have been taken into account in getting those figures.Each case is different, obviously, and are based on projections and not the actual real world numbers, but it gives you an idea going in of what your ideal exit time would be to maximize your return.MIRR addresses the concerns you have about false positives -- it is "Modified" IRR that takes into account the fact that the money kicked out by an investment won't necessarily earn the same return as the money that's still tied up in the investment.

please check every lenders website, all of them do have they reo's right now, and they dont sell in bulk, i think that would be a perfect fit for you, i talked to all the lenders last week, and they are selling it.just not all the properties on hey website are available, like always.and here is the link from this site:http://www.biggerpockets.com/bank-reo.html

Presumably never collected.Currently, in Honolulu, when the eviction has FINALLY run it's course, and it's time to take possession, the sheriff walks in, looks around, declares it "junk", and the landlord changes the locks and disposes of the junk however he sees fit.
