The tenant leaving will cost at least a months rent and clean up, paint repairs.

After that I look for the following:1) Healthy guaranteed interest.

We just had a turnover and we’ve been cleaning basement floor for the last 3 days.

Will the title be considered clean?

(looks like a dead mouse when you pull it out)I clean the first plugged drain, educate the tenant, give them one of these hair grabber strips and let them know it's on them from here on out.

All units are cleaned well and some updates have been made to paint, flooring, bathroom fixtures, and 4 new windows.Here are the negatives: No central heating or air, built in 1946, the duplex is metered together & costs approximately $150 per month, there are small waves in the flooring in 1 of the bedrooms, no stove or other appliances yet added.My thoughts: Some of the numbers seem too good to be true but at the same time I can't help but see big rehab numbers if I need to get HVAC and ducts installed (this makes me the most nervous).

My competition didn't have clean houses or there was no cable/wifi or there was no washer/dryer. 

And abating is a lot more involved than cleaning the carpet, if that is the ultimate cause.
