As the rent starts to roll in, I plan to migrate some of these cash reserves into an overfunded EIUL, so if little happens, a chunk of the money won't suffer the effects of inflation, but if big stuff happens, I can take out a policy loan and then eventually pay it back.

Kinda funny Brian, but you know, there is no law against having two sets of books so to speak, the kicker comes in is what you use them for.There is nothing wrong with having your "inhouse books" being marked at market and doing you own analysis and financial statements from that point of view.
