Subject To is legal if done legally and wisely and serves a purpose.Bottom line, get training if you are doing Subject To, especially in distressed situations and I don't mean like the "guru of the day"s generic "how to get someone to sign a contract" training. 

They make diddly-squat on it BUT when slow, it supplements their inspectors, is super easy, quick, and helps for retention in the slow periods.

I've had this happen on a few deals over the years and that is why it's important to obtain an ALTA extended lender title policy as well as ensure that a date down supplement is obtained before doing any loan modifications or extensions, too.

I am not saying go overboard but you don't want to look like a generic hotel room. 

It looks like there's two options: (1) send a generic link to the guidebooks and (2) send a personalized invite to each guest that will activate on a certain date and expire their access on a certain date.
