This is fresh info that I just got this morning from one of the city's reps in their STR department:Any rental charging over $5/day for a term of less than 30 days is required to have a short-term rental license in Austin.

I have not been able to devote any quality time towards keeping the content fresh since the beginning of the year.

And you can start fresh, clean it up, and rent out at market rate.

Every time I watch the shows and read blogs about flipping most of them talk about how they change the kitchen cabinets, completely renovated the bathroom, new floors, fresh painted walls.

Slumlording is a relationship business - not healthy relationships , but a relationships nonetheless.Regardless what the market value is of the property, I'd cut my offer down significantly and plan on evicting everybody and starting fresh.

Look out for that fixer and act quick in Palmdale, Lancaster....you could throw in Bakersfield but I am now preferring AV to Bake.
