Just like many areas I understand this can change from block to block, however I would like to narrow down my search to B/B- class neighborhoods, with a max price of 50K.  

Hard to believe, but these two properties are identical in size and are probably only 6 blocks away from each other, so market value on them can change pretty drastically within a few blocks. 

My practice is to tell the sellers what I can get them for their house and offer them the alternative of a fast sale under retail pricing.

If 5 years, have any of your deals gone 5 years and have cap rates changed by 100 basis points?

She handled everything, fast and was always quick to communicate by phone or email.

Can somebody recommend either a mortgage broker in the area or a lender with relatively fast approval times?

Also, always change your unit's HVAC filters or you be going through heat exchangers, evaporator coils, and compressors more often.

@Bob Elliott Not sure what you're referring to.....Nothing has changed as far a bank's ability to pursue a deficiency (never seen one done a short sale though), and the 1099/MDRA hasn't changed any either (currently in effect thru end of 2016).
