With this strategy, you are getting some degree of cash flow day one, which can protect your principal in the event of some downturn in the market.

I attended a Rich Dad event in Sept of 2019 and left the event with a resolve to find and purchase cash flowing properties.

In the very unlikely event no one does, I can recommend a few.For lenders, I think it’s usually more networking with other investors, agents, attorneys, etc. as these days they don’t need to seek out business here on BP, they have a lot of folks coming to them via referrals.

I'm making it a point to get out to more RE events in my area and network.

Also next week there are a few networking opportunities, listed under BiggerPockets events, for multi/family investors.

If you lose money on this flip, it won't be an uncommon event, many people do.

and nice last name ;)Sounds like there's a lot of interest for a meetup to start back up, but it's tough for anyone in the field to start any in-person events due to restrictions.

I'd say keep gaining knowledge, working at school/your job, & try and get out to some REI networking events.
