Selling the home on a land contract could trigger your lender to exercise that clause.

It would appear that the PM could be in breach of their contract if they aren't communicating and fulfilling their responsibility to exercise diligence in getting the property rented.

At the time of exercising the Option to Purchase, you would put the larger down and get a DSCR at that time to pay them out completely.  

First, the upfront option fee, second the difference between their rent payments and your mortgage payments, and third, the windfall of money when they exercise the option.

There are forms of collateral enhancement and partnerships that can set such up such things.

The process of building a model yourself also is a good exercise in understanding what the mechanics of a deal are and allows you to customize your own process.Once you understand the process then using a more advanced model makes a lot of sense.

I reviewed  our operating agreement and it does state distributions would be paid out equally- so I believe I have the answer.This has been a useful thought exercise for my planning purposes for 2024. 

While trying to further enhance my analysis, I was running my own analysis compared to BP'S and I am having trouble understanding how they are getting this NOI.

You are just exercising the provisions of a Note you own to gain Title to a piece of real property and now the Note disappears.
