I never paid sticker price for a car in my life and I'm not buying the idea that we put our lowest price on the window, no haggle pricing, there's too much money involved to take the seller's word for it.

Right now I am sending out Christmas cards to all my past clients..Adding a sticker at the back of the envelope saying "By the way I'm never too busy for you and your referrals" I bought a roll of 1000 that will last me for years..I do add a business card.This goes a long way

I wanted to share a recent experience I encountered in a wholesale transaction that fell apart on me in closing.

People start doing REI after being sold a dream and sooner or later they encounter reality.  

The other thing I would do is make sure you tell everyone you know or encounter that you're looking to buy, (family, friends, hair salon, nail salon, literally anyone you can engage in small talk).

I would definitelt put a sticker on the box saying "(new tenant's name) only," because chances are there are carriers who rotate that route daily, and it's hard to keep up with all the forwards, especially on multi-family addresses.

Just move on to the next...unfortunately, this won't be the strangest encounter you ever have...
