I am in Arizona.Does the buyer usually order inspection at the end (I expect the buyer to be educated and would recommend the inspectIon highly)?

I recommend to continue getting active on the forums, but also taking the time to listen to some podcast episodes, I am pretty sure they hit on tips for finding your first deal.I am also in the middle of reading Brandon Turner's "The Book on Rental Property Investing" and it has some good stuff in it that I hadn't picked up on over the past few years of self-education.

While you're getting educated and plan on buying your MFH property, start building your team.

Probably making an offer today based on this analysis. 

I am over-ambitious and know that in the past I have thrown myself into the deep end of projects, so I am working to try and educate myself a bit more and build out my resources - any advice is greatly appreciated!
