I applaud and support your desire to jump into the conversation, Edward and appreciate your contribution.  

With that being said, I wouldn't count a condo out if it cash flows and gets your desired CoC return.  

You carry out what the home desires.  

As a real estate practitioner in the Colorado Springs market for a better part of the last 15 years, I can recite the obvious...School District 20 has an excellent reputation overall, the north and southeast quadrants are some of the fastest growing and the southwest is largely quite desirable.

It would appear that @Aaron Mazzrillo and I have similar dream jobs ... save I have no desire to go fishing every day - or all day - did my share if that growing-up.

Next I would add some of your desired keywords in the H2 or H3 tags.  

It should at least be a back up option in my opinion if a buyer doesn't come along within your desired timeframe.

Victorville seems like the less desirable area when talking to others but is San Bernardino any better.

@Shital Thakkar  this was very common pre GFC... went away post GFC for obvious reasons.. builders would sell to anyone.neighborhood full of renters is not desirable to owner occs... so they don't want to shoot themselves in the foot.. owner occ will generally pay more money than an investor. and the neighborhood will be far better in the long run vis a vi appreciation or simply holding value.I have brokered deals in Oregon circa 2005 ish were I sold whole subdivisions to CA investors.. but those were different price points and those folks were appreciation based investors not needing positive cash flow.. 

If desired to repair I can handle all contractoring needs.
