An LLC cannot represent itself in court, but to my knowledge there is no requirement that an attorney prepare a deed involving an entity simply because it is an entity. 

We use TVS (available in both countries) and RentCheck (in Canada only, I believe) as our credit agencies.  

As I said before it depends on where in the country the property is and probably most importantly what the roof is made of. 

In case my offer is accepted and there is a counter offer in court and that gets accepted, do I lose my deposit?
