Or you can give him 2 months notice to move the stuff and he'll probably just plain move out.As long as he keeps his stuff on his side of garage I wouldn't see a issue, it's just he can't expect it to be secure as it has joint usage.

Since then we have already made new friends and got involved in our community so we are constantly keeping busy and meeting new people which is great.As for family, we plan yearly trips/vacations to go see them which isnt a big deal at all.

You might be thinking setting up something that makes sense to you for one deal.Bigger picture is family, friends, etc. unless they are ultra wealthy are pooling limited funds to possibly invest with you so one and done or maybe a second property etc.The accredited investors who make large amounts of money each year and already have high wealth can many times be a constant source of funds for deals.
