The odds are probably somewhere around 80% that another agent will be bringing the buyer, I would definitely list it myself even if I was brand new, your broker should be able to lead ou through any challenges.

When dealing with HOA's, I've learned to scan everything and e-mail it to the rep, asking her to re-send it to the entire board before the meeting so they have a chance to consider why I am challenging them without my emotion getting in the way like it could at the hearing.

sorry messed up the quote thing Because I always overthink things, what if we mixed this B-Corp/ Non profit with J Scotts mentorship program bought up a bad neighborhood while teaching some of us the ins and outs til completion could be a groups challenged kinda thing , a Biggerpockets Apprentice ( staring Bill Gulley as The Donald LOL) a little exposure for Biggerpockets, alittle generosity for a community a little sweat equity learning for someone like me , might be way out there but that's the way my mind works

The very advice we were giving small operators a year ago will be out of date in January of 2014, as the rules promulgated by the CFPB in the last couple of months have added to the burden of those engaged in lending on manufactured homes to consumers.Come January of 2014, using an MLO who is not your direct employee to originate loans for you to avoid licensure both as a lender and as an MLO will no longer protect you - if it ever did.
