@Michael Baum Mind does not actually disconnect but the lock will sometimes go into "unknown status" mode which I think might be caused by a disconnect.

The main thing I would be worried about how far it is from the stadium cause if you can hear it then likely will lower the value due to sound just like being off a main road.

@Bhanu Kuna, i think HML might work on your situation cause its going to be hard for you to get a Lender that will be willing to lend only on the Rehab.With a HML you will get up to 85-90% of the Purchase price and 90-100% of the Rehab all depending on your experience and Credit Score so all you need to bring into the deal will be your down payment and closing cost.Let me know if this is an option you will like to explore.

If they did, and all the tenants got evicted in the process, here's where we would stand:1 - Tenants have no homes2 - Landlords have no properties3 - Landlords have no income4 - Landlords have bad credit5 - Lenders have no mortgage payments coming in6 - Lenders have tons, and I means TON$ of bad debt on the books causing a mass hold back on all of their lending ability7 - Lenders have a ton, and again I mean a TON of foreclosed properties that they need to get rid of...but can't write loans out (see #6 above), so how are they going to get rid of them?

This is called abatement and can be an unwelcome surprise if it happens to you.We recently had this happen to us not because we were being negligent in our landlord duties, but because there were outstanding maintenance requests to the previous landlord that caused HUD to stop paying until it got resolved.

My properties I've rehabbed are turnkey and don't have outside of the norm maintenance issues, cause most things are new.
