Craigslist has brought us every single-family tenant we've had in the past 5 years.I'll echo the advice shared above to make sure you have a good ad, with good photos & a good description.

They were all wired in as shown in the photo's.

A. unless there is already a section 8 tenant paying it in this house, dont count on it happeningB. the repairs are more expensive than expected, if they arent....the neighborhood is garbage...which also means.......C. section 8 tenants wont rent here because they have better options.D.....the "section 8 rental is 1245-1500" line is a catch to get someone like yourself to buy a house like this.

My tenant is late now by 3 months, BUT thus far committed to staying and catching up.

I always enjoy seeing the before and after photos. 

And you get the benefit of having over 100 past ones to catch up on.Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info.

Although, I've had to file for non-payment of rent a few times, it worked out better to put my tenant on a payment plan to catch up for unpaid months.

Shoot as many holes as you can think of in this property, I want to train myself to catch all the things that seasoned guys would see. 

Put together a list of everyone you have ever known and send out mailers, make a minimum of three phone calls a day just to catch up with old friends and make sure to mention (casually) that you have your license and ask them for leads.
