Also, this lease will have been added to time and time again over the years and massaged to best fit the local courts and rulings.Don't risk issues with your several hundred thousand dollar asset with a .02 cent lease.

If you have a sizeable lump of cash to put on principle, you may be able to recast the loan for a much lower price than refinancing - Usually only a few hundred dollars.Recasting is not always allowed, it varies lender to lender.

Obviously your realtor is supposed to coach you through this  but sometimes I think getting an extra 10k on the sales price might mean a lot to me and my family but for a realtor it’s a only a few hundred bucks and maybe more of a headache.

Say you want a $15/sf tile, or a 50k kitchen cabinet, or a 80k bathroom jacuzzi, or 600/faucet, that will eventually change things over. there is no real way of telling, they vary too much.
