I think the brrrr method is easier with cash flowing properties                                                                                                                        Here’s my take, without knowing the investors situation and strategy, we can fall into the trap of trying to recommend what worked for us as an investor rather than look at each situation as been different and unique.For an experienced investor that has more than enough capital to cover negative cash flow, capital appreciation might be something they want, for a newbie you will agree that capital appreciation is the last thing on their mind especially when they’re looking for financial freedom through “passive income” what better way to get excited but to get your first check.We do know that very few investor will start their investing career without the security of cash flow.

Being trapped in a store selling selling selling for the last four years has led me to look for ways out.

Hi, I am a local Real Estate Broker in the AC market (born and raised), and I don't see the market going down.

Today, I have only investment with any of my money still trapped in it.

I dimly remember someone telling me to get bent because I explained a similar situation and recommended that he find his next landlord through a refugee resettlement organization, because that would be one good way to make sure he would be working with someone who would understand his wife's immigration situation (and perhaps wasn't as deeply prejudiced against housing immigrants as all to many LLs are).I work with refugee resettlement organizations, I married an immigrant, I am a dual citizen and an American Born Abroad myself.

So, if I can help anybody not to fall into that trap, spending the time writing this reply will have been time well spent.Finally, before I start, those who follow me know that I hate to be a party pooper and be negative and that I've been trying to help BP members investing in Mexico the smart way for years now.

I will bet that is a result of the sink trap being full of her hair that goes down the drain and sits in the trap.
