Be careful of those offering properties, many are looking for a fast profit, and some are so called wholesalers.When dealing with wholesaler make sure you look at their contract, you want to be sure they are authorized to sell, also you need to ask them how much are they in for, how much do you have to pay for the assignment.You will get your best deal directly from owners and someone flipping the deal.Make sure before you buy you have a home inspections.......and negotiate, negotiate.......what ever the price is offer 25 percent less.

Sec. 207a.(1) ...A certificate of good standing issued to a domestic limited liability company shall state that it has been validly organized as a domestic limited liability company, that it is validly in existence under the laws of this state, and that it has satisfied its annual filing obligations.(2) If a domestic limited liability company or a foreign limited liability company authorized to transact business in this state fails to file an annual statement required by section 207 for 2 consecutive years, the administrator shall notify the company of the consequences of the failure to file under subsection (3).(3) If a limited liability company does not file all annual statements it has failed to file, and the applicable fees, within 60 days after the administrator's notice under subsection (2) is sent, the limited liability company is not in good standing."

@Tyler Richards If the property has already made it through the foreclosure cycle and did not sell at auction- next up would be for the bank to list it on the open market, then it becomes an official REO property.

I have the applicants sign a credit authorization form when they apply so having them go through a sign up and authorization online again seems unnecessary.

The preamble (meaning - a preliminary or preparatory statement; introduction), is the beating heart and the essence of the beginning of a successful transaction.Over the years of Trial and Terror, experimenting with contract clauses, assignments, auctions and legal defenses, and getting offers accepted successfully, I believe that I somehow mastered this art of satisfying the needs of the seller, myself, local laws, judges, lawyers and others who happen to read or challenge my offers.It has always been my belief that a well written contract of sale is akin to a creative work of art, a document that if authored with the weighted words that are clear and concise, I have found it to be an effective tool to contract approval and assignment acceptance.I would like to give you some ideas on how to do that, but in this public forum, I fear the misuse of this information and a potential liability of those attempting to duplicate this system.
