These guidelines are meant as quick analysis tools and not the end all be all decision to move forward or pass.Also, with properties with resale values under $100k, I would argue that you need better than the 70% rule and same goes with multi million dollar deals with huge rehab budgets.

In regards to the actual policy, I like to keep my deductible up around $5K since I will only use it for big items this helps keep my premium down, I also like to get as close to $1 million in liability coverage as possible.

need track record very strong balance sheet and lots of liquidity.you kind of have to work up to it.. unless you have millions in liquidity that your willing to pledge.too me this would be a project you would do once your a mature development company with many projects in the books.
