At that point you'd probably just want to budget upgrading to forced air and an AC unit.

Thinking about a condo to use personally and air bnb in the greater phoenix area.

I would also like a 30 day notice before the tenant vacates and that doesn't seem to be something I can set up on AIR BNB. 

The builder with the lot said that it is part of the lot and they (local utility company) simply has a right of passage.

This would have been a situation where we would temporarily sleep on an air mattress in someone’s living room... our rent is not going up each month, it is a yearly increase from moving apartments.

Do the research on Air Dna or even just AirBnB ... lots of ways to get in.

However I buy ones that are in horrid condition, deal with the old fire damage, failing foundations and subfloors, incaving chimneys, roof constructed with 1 by 3 s instead of say plywood, no HVAC other than area heaters, fireplaces and window air, old termite damage, old wiring and piping.
