Plus I live outside Washington DC where properties tend not to cash flow but make up for it in appreciation.I got into notes because I can do it from midnight to 2 am and rely on 3rd parties to deal with big issues.

Under the Washington Uniform Real Property Transfer on Death Act (RCW 64.80.010, if you're curious), the owner of property can create a TOD deed, which transfers the property upon the owner's death.

We are foreclosing on a home on 705 Randolph St. in Mishicot WI this coming week and I'm located in WA.

and that goes for prime areas of other markets like DC NY Boston north side of Chicago etc etc.

@Jay Hinrichs I wonder if you are familiar with a guy in Kelso, WA who was a builder/developer there. 

Goal is to leave house here in washington state as a rental and buy a house to live in for a year to get a feel for the area and then move and make it a rental...hopefully rinse and repeat a couple of times over the next 5 years..targeting Kansas City with possibly St Louis as a back up plan.
