I'm reading Ken McElroy's ABCs book right now and he recommends getting on mailing lists for multifamily pro formas so I can practice crunching the numbers down to creating an offer.

Rick, as I'm only licensed in GA and KY (and really only practice here in GA) that would be out of my scope, and would likely run up against 'UPL' for other states (Unauthorized Practice of Law) so I guess I'll keep my postings general or relating to GA.

Also, if you haven't you should start the practice of taken very detailed pre-pics of a property before move in and then also upon move out.
