Lower interest debt like mortgages, car payments, student loans etc. are a bit more personal and again involves your own personal psychology and comfort level with debt and risk.

I agree with the maintenance reserves needing to be bumped up considerably, as for the vacancy reserves, I made a conservative assumption that I would see roughly a month out of the year where tenants may change due to the life style of college students (if they were the demographic renting the property) depending on if they renewed a lease or not.

I self manage and rent to students now but I’m strongly considering turning part of it into STR.
