Finding a bridge lender and coordinating an SEC Regulation D offering was the most stressful experience of my life apart from Army training.

Another option I am considering is a bridge loan, to use for a shorter period of time before the market will likely pick up (just slightly) in the summer.

Welcome to BP @Crystal Francis I have been bridging the gap in my mind for the last few months on the 50% and 2% "Rules".

You definitely don't want to burn any bridged especially since the Realtor is giving you pocket listings.

But if your concern is driven by jealousy or envy & your intention is not to bridge the knowledge gap, your opinion doesn’t really matter.

Money is a factor, but if you can get good enough, or build enough bridges you can find yourself a deal that you can trade a weekend toy for.

The only exception to that rule is with VERY obvious value-adds where the business plan is clear and the bridge debt is competitive.
