In the kitchen I added items like a tea pot, serving tray, dry goods jars and wooden spoons - all picked up inexpensively at IKEA.

I have some skin in the game I was able to swoop up a condo this year ( in AZ) I have some money to bring to the table but I’d like to house hack with a multi family property but I don’t have a job right now because I just graduated from college so traditional loans are not an option for me right now.

Sometimes former gas stations and dry cleaners don't sell due to environmental hazard.  

Some folks air dry instead of power dry.

Still acceptable with nice amenities but less rent.C to D gets crushed because the renters government assistance programs start drying up and or their full time job goes to part-time and the default in rents start accelerating.

So it is not a cut and dry method.

When the banks appetite for your type of loan dries up, through no fault of your own, you don't want to be frantically looking for new financing facing a 60 day call.  

Echoing previous posters; you are doing no one any favors by allowing them to get into a situation that will slowly bleed them dry.

They claim that they have consistently and successfully done so.I don't have any skin in this game.

PS, the house is built in 1966, is in Indianapolis, and the basement and crawl spaces look good and dry, no issues at all down there.
