Once you get up in the double digit cost of money, you are either talking new construction rates, normally paid as interest only over 1: month period, or you hard money.

The ones being talked about here sound like contractor lockboxes with the 4 or 5 digit manual codes.These are often put on for contractors to do work on REO's or for access from other brokers and agents who are non-mls etc. wanting to see the property.It is a violation to be doing this but it happens all the time.

Seemed logical if they checked the deal, had access to all the house's info, that they would provide the "covering/electronic funding" of proof of funds since it'll only be a sort of digital hold of money until the deal is done.
