In Ohio, while a PM can deliver the 3-day notice to vacate, either the owner or his/her attorney must file the legal documents (the complaint).Eviction routinely isn't an expensive proposition - my attorney charges a flat fee of $450 to file the paperwork, attend the hearing(s) and prepare additional paperwork that might deal with collecting back rent.

It is completely free for both the tenant and the landlord, (unless your tenant chooses to pay with a credit card, then there is a 2.75% fee of the rent as well for them 😬).It links up directly to your bank account and theirs, and you can see the statuses for when payments are in process and delivered etc.

@Eliott EliasI find from the customers that I've spoken to that it is either a contractor who tends to over promise and under deliver which as Bruce mentioned is usually a relatively bad business manager or the customer had given to much money upfront which allows for the contractor to disappear until they need more.
