In Ohio, while a PM can deliver the 3-day notice to vacate, either the owner or his/her attorney must file the legal documents (the complaint).Eviction routinely isn't an expensive proposition - my attorney charges a flat fee of $450 to file the paperwork, attend the hearing(s) and prepare additional paperwork that might deal with collecting back rent.

It is completely free for both the tenant and the landlord, (unless your tenant chooses to pay with a credit card, then there is a 2.75% fee of the rent as well for them 😬).It links up directly to your bank account and theirs, and you can see the statuses for when payments are in process and delivered etc.

I feel house  appreciation is going to stall for a 5-10 years so my real estate is only going to deliver rent cash flow and probably not the appreciation cash flow we have seen last 12 years.

You can even get ABT to deliver appliances there for free. 

My focus has narrowed to affordable housing in part because it delivers consistent, somewhat guaranteed returns, but also because there is a need for better quality housing in that space.

So they not only did not deliver THAT letter - they removed ALL my letters, including all the July rents for one of my buildings. 

@Eliott EliasI find from the customers that I've spoken to that it is either a contractor who tends to over promise and under deliver which as Bruce mentioned is usually a relatively bad business manager or the customer had given to much money upfront which allows for the contractor to disappear until they need more.

Big purchases I consolidate and the supplier will deliver for $500, while sometimes this is inconvenient with good scheduling it works fine.

They have more confidence, handle objections better, deliver their pitch smoother, and therefore convert more opportunities.
