But all you are doing is you depreciate fast wearing items faster - from light fixtures to kitchen cabinets.

There are a handful of resources that might help you save money, though, like:Amazon for light fixtures and faucetsFloor and Decor for flooring H4H Restore for cabinets (albeit used)Keep in mind you get what you pay for, and if you buy bottom shelf materials you may end up paying more for install because they're almost always a PITA to deal with.

Replacing drywall, tiles, vanities, fixtures etc. 

It just needs a little dry wall work finished and a pull down attic ladder installed, as well as the light fixtures. 

Even then, it is still kind of iffy.Advice: 1) tell current owner that you will only sign a 5-year lease and that you want two 5-year options or you will walk. 2) Review your current lease to see what it says about “fixtures”.

@Darvin Ezell Darwin, asking for the cost to build a single family home or anything is like asking how high is up.The answer is “it depends” on: the cost of the land, entitlements, site cost and hard cost (vertical construction).Hard cost can run to literally anything based on the quality and level of finish and include gold fixtures and imported antiques.That said, the average home in the US is about 2,000 to 2,200 sq ft and sells for about $120 psf and sits on a ~5,000 sq ft lot that probably cost $40 to $50k.I can send you an Excel worksheet that runs a residual analysis to determine hard cost and finished lot cost.

The same goes for light receptacles and ceiling fixtures.  

Light Cosmetic Rehab: Mostly paint and SOME (but not all) flooring and possibly a few other oddball upgrades here or there like a few light fixtures.

New plumbing and electrical along with all new appliances and fixtures.
