Who can Help me with Basics on starting a Development ?

I am looking into starting a development I have zero experience and would like to connect with someone to bounce Ideas off of. I Have no desire to build homes but would love to create a place where people would love to live. I am in the process of getting the first one rolling and would love someone with experience to connect with.

I'd like to hit you up and get some info too.i saw A YouTube ad from a guy name jerome Maldonado talking about how to profit from buying a lot of land and building a single family home on it and selling it. I'm curious to know the costs to building a single family home and how to get funding  for it.
