It takes twice as long, is half as good, and the material cost is about 20% higher.I'll continue to do some of the work myself because I enjoy it and I think the education is helpful for future decision-making, but I'm aware that it's an expensive hobby to do my own work.

Additionally, I'm obviously aware that the market won't go up 10-20% in two years.

In doing this, I want to learn about all the things to look out for, be aware of and the different ways of doing these types of investments.

It's not terribly difficult, and there are great tools on the website (sample tenant applications, tenant screening tips, etc) if you poke around the tools tab at the top.A couple pointers:  be aware of tenant anti-discrimination laws.
