Actually now I am a licensed CAM and manage HOA's so now I would know what to look for.I will never make this mistake again, and urge you to please read your documents and meeting minutes of past board meetings carefully.

I made some dumb mistakes when I first started (didn't go on BP and learn first), so based on what a friend was doing in CA (my property is in IN) I told tenants they pay for gas and electric but water and sewer was covered by me (water is separately metered for each unit).

All modern furnaces have more repairs because of the complexity involved in safety and efficiency.I have proactively replaced 40 year old HVAC systems, because it always seems they go out in the cold of winter or heat of summer - at the worst time!
