I don't plan on being a "landlord" as a career, moreso to get my feet wet and leverage that in order go further.what's your long term goal?

Just getting my feet wet with real estate and on a whim checked out single family homes in Rockford.  

Had a similar thing happen with people flushing wet wipes during the covid toilet paper shortage.

The dogs where in the property ten minutes, but it was raining outside at the time, so the dogs were wet.

Just a better product and I would worry more about a glue down in a wet area than floating. 

This was all turn-key to begin with but it got my feet wet and now I am investing in Houston, Columbus and working on building teams in Austin and San Antonio. 

I will be putting about 6-8k to replaced the carpet, fix all wall holes, new appliances, paint cabinets, redo counter, redo the bathroom.I am trying to decide between putting tile (18x18) throughout vs tile in wet area + Laminate.  

I have been to exactly ONE wet closing where buyer and seller were in the same office or room.. weird cant see why anyone would do that or recommend it.. very uncomfortable..

Initially, I would like to get my feet wet by flipping homes, and eventually start building a portfolio of income properties.

He has taken good care of the property, but about two months ago I get a call from the building manager that the carpet outside my condo in the hallway is wet and it seems the water is coming from my condo.
