What we find is that owners in your position can do well in a set of ideal circumstances:  the home is in great condition, they find excellent tenants who treat the property with care, and nothing crazy happens. 

I was thinking having extra saved would help as well.

Trying to transfer reservations is a huge undertaking and rarely works out well.

The only disadvantage would be that you would most likely not be able to get financing for this property, but if you have the cash to invest, it should work out very well for you. 

Currently, my focus is on wholesaling, house hacking, and single-family rentals as well as trying to learn as much information as I possibly can.

It only pulls the filter I use.On Realtor.com or Zillow there are filters you can use as well. 

And he goes about doing this for a few decades then morphs into this note program and well when the notes cant pay interest the investors right away jump to he is a crook must be a fraud must be a ponzi etc etc..

A well written management contract should clearly spell out what is expected of both the PMC and the owner, to PROTECT both and avoid misunderstandings.
