Look for the "short cuts" to get the education that you want and make sure you are not wasting Time and your GI Bill on useless courses in University that turn you into another "whining Millenial with no skills" and a humongous dumb ***, Student Loan.

With modern front-load machines they are able to wash and dry all the linens in time. 

I'd hazard 95%+ of them just end up wasting money and becoming discouraged.

Definitely better not to waste time then on getting that started.

A lot of wasted effort before walking away.The other thing is to watch out for costs like multiple inspections, multiple appraisals, and extra time to coordinate showings etc. between multiple properties.

The generalist doesn't have the knowledge a specialist does so they can make costly mistakes or things they didn't know to check for.Credit rating of a tenant is one item to check for, corporate or franchisee, liquidity and net worth, expansion plans and debt loads, health sales to rent ratio for business model, and on and on.

If you ever want to sell it, get a structural engineer in there to confirm that the attic can bear that load and/or do the upgrades necessary to make the attic load bearing.
