All three of my tenants paid AHEAD of time, and I think it's because of the auto-reminder system.From anyone who has used Cozy in the past - do they improve and update it often? 

Simply set them as auto renew unless one party decides to give notice (60 days) to terminate.   

If you don't get a response, show up at the next village board meeting and wait until there is a point in the meeting open to the public and bring it up there.

Here's my suggestion...in this order (to clean it up)...1) Go to the auto parts store and buy some brake cleaner or engine cleaner (I like brake cleaner better). 

Slavic Village and Clarke Metro- Slowly coming back, but will take a while.

It has people especially worried in my market (metro Detroit) where auto manufacturers will feel the hit extremely hard compared to other markets. 

@Joe Splitrock, although your comment is true, most people have their mortgages on auto pay.  

I dropped because they charged an additional 1% fee for Airbnb bookings, did not offer Airbnb API auto messaging, and didn't integrate with a dynamic pricing tool.I used BookingAutomation for my full-service management business for a few months, but decided to make the switch to Direct. 

ON the other end of the spectrum there is almost no cash flow in the Elmwood Village but, there are A class assets, massive tenant demand and its been appreciating over the last 10 years.
