New builds have been a fantastic option recently because they HAVE to sell their inventory no matter the market conditions. 

All properties build equity over time through appreciation and debt reduction each year where maybe in 3 to 5 years this would be possible (or sell via 1031), but there are creative ways that investors can invest with us where there is a greater likelihood of having more initial equity. 

If you looking on ROI when selling, I believe it can be a big plus.

Look to see what comps are selling for, on rentometer to see what things are renting for.... look at where things were purchased and if sold quickly after what price the 2nd sale happened.

I was on the phone with an owner yesterday who is contemplating selling, but will need to bring at least $150,000 to closing, due to the fact that their property is currently worth somewhat less than what they paid in 2022.  

I'd probably loose money if I had to sell, but I don't intend to and I'm not loosing money on it now.

Condotels are also harder to finance, and therefore will be harder to sell to the next person when you want to do that.
