Martin It would be a really good itdea to have an experienced Architect perform an accessibility review of your property for compliance with accsssibility standards.  

Suggest talking to a title attorney and the auctioning body.

I chose a Subaru because it has the best maintenance reviews and it can handle high miles.  

Late to the post but I honestly can't believe so many of you would go out of your way to prove the report incorrect.... unless its a very difficult rental market I would have moved on 2.3 seconds after I reviewed the report.

Review the many threads and posts about poverty, low income, and section 8 available on Bigger Pockets.  

Read the reviews on BBB and yelp.

Their reviews look a little too good on yelp.  

Seller agreed in principal had his attorney review the P&S (same on @Justin Silverio  uses) and told him not to sign it.  2 objections the low initial deposit.. that's no big deal.  

I have found attorneys to be most beneficial (and happy) when discussing a specific matter or contract to review.
