Separate properties are generally more attractive to retail buyers, since it is a limited market interested in the live in a unit/rent out a unit if they are the same property legally.

Hi Justin,I can tell you depending on how it is set up that you need to be an accredited investor.I am doing a Retail investment fund soon but my buy in minimums will be in the 6 figures per investor.The reason is too many investors for investing 25,000 etc.

Hi,I thought that a good first post would be an introduction and saying hi to everyone out there.I live in the San Francisco bay area, working in the tech industry with a strong desire of doing something that produces some more cash than what my bank savings account does (almost negative).Came in here with the desire to learn more about REI after reading Brandon Turner's "The Book on Investing In Real Estate with No (and Low) Money Down" book, which I read after reading Robert Kiyosaki's "Rich Dad, Poor Dad".

Although im no way an expert or experience if i were in that situation i would go ahead and veiw the property just because from what the seller is stating it may be move in ready and not require not much of any repairs besides the thermostat (hope its just that and nothing electrical).if so you may get an investor to puchase just below retail.
