Otherwise, if I get the sense that they are motivated, if they are still overpriced, then I will either put in an offer on the low side of reasonable with a letter explaining why my offer is what it is and see if/where they counter, and/or I'll keep an eye on it and wait for price reductions get it within the realm of realistic.

$240,197.89 will match the rate of reductions in a couple of more price drops, that less costs of repairs and closing costs, they might respond, then again if they accept it you might be overpaying too......what do the comps tell you?

You should write your contract with a clause that states "Seller is to receive X% of net profits, with the amount not to exceed $XXXXX.It would be silly to pay him $20,000 in profits to get a $10,000 price reduction.
