The wholesaler is simply selling paper - it's up to you to take the deal and monetize it.I recently did a wholesale deal with an investor who completely screwed it up - instead of him making a quick 10k profit he decided to slowplay the thing by dragging his feet, taking 4 months to paint a 1200 ft SFR to end up walking away with only $3200. 

It goes quickly and he is under contract on Oct. 1st.

First, let me quickly give you some background.

Because of that, whenever I am analyzing something recently, my first instinct is: if it works on the  numbers side, move quickly and be prepared to find something out later that may nuke the deal. 

I used Amplify Credit Union to obtain my HELOC and it was a quick and easy process...about 2-3 weeks total.

The main thing is we absolutely do not miss the quarterly septic inspections and we have a guy for the well that can be here quickly if the pump stops for the well.
